Terms and conditions

1. Our web site forms part of this contract.
2. Properties are hired on the understanding that accommodation is for holiday use only and that no right to remain in the accommodation exists to the hirer or anyone in the hirer’s party
3. In the event that the hirer cancels the holiday or fails to comply with the terms of this contract the full rental remains payable. We shall, however, endeavour to secure another letting of the property in which case the moneys paid by the hirer will be returned less an administration charge of £20 plus costs incurred in attempting to rehire. We do recommend that you take out holiday / cancellation insurance and also vehicle breakdown recovery insurance if travelling by car.
4. The balance of the rent must be paid 6 weeks before arrival otherwise we reserve the right to treat the booking as cancelled see 3 above.
5. Unless otherwise agreed, occupation cannot be taken until 3.30 p.m. on the first day of the tenancy and departure must be by 10.00 a.m. on the final day.
6. The Hirer agrees that the property will not be occupied by more than the number of persons listed on the booking form or exceed the stated maximum number for the property. There will be a pro rata charge liable for any breach of this clause unless by written agreement.
7. A refundable security / damage / key deposit of £100 per cottage for the whole hire period is required in case of damage / loss to the property or its contents. The sum reserved by this clause shall not limit the hirer’s liability to the owners. The owners will reimburse the security deposit upon return of the keys and a satisfactory report from our agents, normally within two weeks of completion of the hire period.
8. The Hirer undertakes to inform us of articles damaged or lost during the tenancy and to reimburse us for the cost of such articles.
9. The hirer is responsible for the care and insurance of their personal effects etc. we do not offer secure storage for valuable items, money etc.
10. We undertake to make accommodation available to the Hirer in a clean and tidy state and to maintain services and facilities in a proper workable condition. Where exceptionally a problem or fault occurs, the hirer should inform us in the first instance, we shall make every effort to keep any inconvenience or delay to an absolute minimum. We reserve the right to close or restrict use of facilities where it is reasonable or prudent for us so to do.
11. The Hirer undertakes on behalf of his / her party to take good care of the accommodation and all facilities for the duration of the tenancy, to leave the accommodation clean and tidy as found and to act with all reasonable consideration for other guests.
12. Dogs or other pets will only be accepted by agreement at time of booking.
13. The Hirer and his party are welcome, at their own risk, to use garden and public area including toys, garden furniture etc. You must supervise your party and make your own inspections to ensure that toys, barbecues, garden furniture etc. are safe, suitable and properly used. Any item that becomes unsafe should be withdrawn and brought to our attention. The Hirer should be observant and careful lest children leave toys or other obstructions in dangerous places particularly at night.
14. The Hirer is responsible for ensuring that his party is fully aware of the conditions of hire. This applies particularly where more than one cottage is hired.
15. The use of electricity is free during the summer months of May to October. At other times there will be a charge of between £1 and £3 per day depending on the weather. The period from the middle of October to the end of April is considered to be the winter period.

16. There will be a charge for pets of £25 per pet due to the extra cleaning involved
